Planning Proposal - PP/2024/3/1

Submissions are currently sought by Camden Council for a Planning Proposal (PP/2024/3/1) for land at 585, 589 & 593 Cobbitty Road, Cobbitty

Summary of Proposed Amendments

The Planning Proposal seeks to amend the State Environmental Planning Policy (Precincts - Western Parkland City) 2021 (SEPP) to:

  • Amend the zoning boundaries between the C4 Environmental Living and R1 General Residential zoned land within the Denbigh Transition Area and the future lots fronting Cobbitty Road;
  • Apply a minimum lot size of 1000m2 to the C4 zone and 125m2 to the R1 zone;
  • Apply a height limit of 6m for all development within the Denbigh Transition Area in the C4 zone;
  • Apply a height limit of 9.5m for all development within the future lots fronting Cobbitty Road in the C4 zone; and
  • Apply a height limit of 16m for residential flat buildings and 9.5m for all other development in the R1 zone.

In response to the Planning Proposal, a minor amendment is also proposed to the Oran Park Indicative Layout Plan (ILP).

Background Information

The subject site (known as Cobbitty by Mirvac) is located on the western boundary of the South West Growth Area, west of Oran Park and directly south of the Denbigh Homestead.

On 12 December 2023, Council resolved to endorse an amendment to the Oran Park Development Control Plan (DCP) for the subject site. The Planning Proposal is to align with recent updates from the DCP Amendment and associated ILP.
