This proposal seeks to rezone land at Kontista Street, Batavia Avenue and Capparis Lane in Leppington.

Summary of Proposed Amendments

This Planning Proposal seeks to make amendments to:

  1. Land Zoning, Lot Size, Height of Building and Residential Density maps of Appendix 9 of the State Environmental Planning Policy (Sydney Region Growth Centres) 2006 (Growth Centres SEPP).

Background Information

On 12 October 2021, Camden Council resolved to proceed with a Planning Proposal to amend the Growth Centres SEPP. The Planning Proposal seeks to rezone land at 2-8 Kontista Street, Leppington from part R2 Low Density Residential and part R3 Medium Density Residential to wholly R3 Medium Density Residential.

The Planning Proposal is also seeking to remove split zoning on the properties within the vicinity of the subject site as identified below. These properties are sought to be rezoned from a mix of R2, R3 and C4 - Environmental Living to entirely R2 Low Density Residential.

  • 10 and 12 Kontista Street;
  • 3, 5, 7, 9, 11, 13, 15, 17, 19, 21, 23, 25,27, 29, 31, 33, 35, 37, 39, 41, 43 and 47 Batavia Avenue; and
  • 53, 55, and 56 Capparis Lane.

On the 15 December 2021, the NSW Department of Planning, Industry and Environment (DPIE) issued a Gateway Determination to progress the Planning Proposal to public exhibition. The proposal is now exhibited in accordance with the Gateway Requirements and Council's Community Participation Plan.
