Summary of Proposed Amendments

This Planning Proposal seeks to make amendments to Camden Local Environmental Plan (CLEP) 2010 to facilitate the development of a currently vacant site on the corner of Camden Valley Way and The Northern Road, adjacent to the existing Narellan Town Centre shopping centre, as new a hotel and entertainment precinct.

The Planning Proposal has been lodged for the consideration of Council by a private proponent and is not part of ‘Project Narellan’ which Council recently sought community input to help inform a new vision for Narellan.

The Planning Proposal asks Council to consider amending the Camden Local Environmental Plan (CLEP) 2010 to facilitate the delivery of a hotel and entertainment precinct adjacent the existing Narellan Town Centre shopping centre.

The proposal seeks to increase the maximum building height at the development site from 25 m to 75 m for the proposed hotel tower and from 25 m to 32 m for the proposed podium, which will join the existing Narellan Town Centre building, on the northern side of Camden Valley Way.

The proposal also seeks to increase available floor space for the development site. It proposes to do this by increasing permissible Floor Space Ratio (i.e. the available floor space, expressed as a multiple of the site area) from 1:1 to 3:1, effectively increasing the total floor space available at the development site by a factor of 3.

Background Information

The subject site was rezoned from B5 Business Development to B2 Local Centre on 21 June 2013 as part of Camden Local Environmental Plan (CLEP) 2010 (Amendment 13), which facilitated the expansion of the Narellan Town Centre shopping centre to the north of Camden Valley Way. The subject site has been used for community entertainment purposes in recent years but has not previously been developed.
