Submissions are currently sought by Camden Council for Planning Proposal - PP/2021/14/1 - Birling (955, 965 & 975 The Northern Road, Bringelly)

Summary of Proposed Amendments:

This Planning Proposal seeks to make amendments to:

  1. State Environmental Planning Policy (Precincts - Western Parkland City) 2021
  2. Camden Growth Centre Precincts Development Control Plan (Schedule 6 Lowes Creek Maryland Precinct)

This Planning Proposal seeks to make the following amendments to the Lowes Creek Maryland Indicative Layout Plan applying to the subject site by;

  • Realignment of Sub-arterial and Local roads;
  • Amendment to the Open Space layout;
  • Amendment to Heritage Mapping and Additional Permitted Uses;
  • Amendment to residential density across the site;
  • Reconfigure the boundaries of land zoned B1 Neighbourhood Centre; and
  • Rezone land from RE2 Private Recreation to RE1 Public Recreation.

The proposal is supported by draft amendments to development controls within Schedule 6 Lowes Creek Maryland Precinct of the Camden Growth Centre Precincts Development Control Plan.


Background Information

The subject site (known as Birling) is situated in the northern portion of the Lowes Creek Maryland Precinct which was rezoned on 16 July 2021.

The draft Planning Proposal was placed on Initial Notification from 8 July until 21 July 2022 and then reported to the Local Planning Panel on 18 July 2023. Following the Panel's consideration, a report was prepared for Council's consideration at it's meeting of 10 October 2023 and the draft Planning Proposal was submitted to the Department of Planning seeking Gateway Determination to proceed to Public Exhibition.

The Department of Planning, Housing and Infrastructure issued Gateway Determination on 17 January 2024.


Public Exhibition period: 9 February to 11 March 2024
