Submissions are currently sought by Camden Council for Planning Proposal - PP/2021/8/1 - South Creek West Precinct 5 (Cobbitty-Bringelly).

Summary of Proposed Amendments

This Planning Proposal seeks to make amendments to

1. SEPP (Precincts - Western Parklands City) - Chapter 3: Sydney Region Growth Centres - Appendix 5 Camden Growth Centres

2. Camden Growth Centres Development Control Plan - Schedule 8: Sub-Precinct 5 (Cobbitty-Bringelly)

This Planning Proposal seeks to rezone land within (part) South West Creek Precinct 5, the proposal includes the following:

  • R2 Low Density Residential
  • R3 Medium Density Residential
  • C4 Conservation Living (formerly, E4 Environmental Living)
  • B1 Neighbourhood Centre
  • RE1 Public Open Space
  • SP2 Infrastructure

The Planning Proposal will also introduce building heights of 9.5m-12m in the Residential zones and up to 35m in the Neighbourhood Centre.

The Planning Proposal is supported by draft site specific controls which will be proposed as Schedule 8 within the Camden Growth Centres Development Control Plan.

Background Information

In November 2017, the NSW Minister for Planning (‘the Minister’) announced the release of 30,000 dwellings on approximately 1,500 hectares of land within the South Creek West Precinct, which is located within the within the South West Growth Area (SWGA). The Precinct will provide opportunities for the creation of new communities, employment opportunities and future transport services within the Camden Local Government Area.

Sub Precinct 5 is located at the most southern extent of the South Creek West Precinct, to the north of the Precinct is Lowes Creek Marylands and to the south of the Precinct 5 is a scenic ridgeline.
