Summary of Proposed Amendments
This Planning Proposal seeks to make amendments to Schedule 1 ‘Additional Permitted Uses’ in the Camden Local Environmental Plan 2010.
This Planning Proposal seeks to rezone land that is currently situated within the RU2 Rural Landscape Zone and Metropolitan Rural Area to allow permissibility of a ‘Residential Care Facility’ on the site.
The proposal will deliver a ‘residential care facility’ of up to 150 beds comprising of:
- 90 beds for Residential Aged Care;
- 30 beds for specific dementia care; and
- 30 beds for young/palliative care
The Planning Proposal is supported by draft site-specific Developmental Controls which will help facilitate the development.
Background Information
The site was issued two Site Compatibility Certificates in 2014 and 2017 for seniors housing. However, these certificates were not enacted upon and have lapsed.
Under the revised Housing SEPP 2021, Site Compatibility Certificates for seniors housing can no longer be issued for land within the Metropolitan Rural Area. For this reason, a Planning Proposal is required to facilitate the proposed development.
